A business-led decision

How to choose commercial space in Tashkent

The permitted and practical use of a property must match the business. Access, utilities, documents and the total financial commitment should be checked before negotiations.

01

Start with the intended business use

An office needs a workable layout, communications and convenient staff access. A shop needs visibility, footfall, frontage and loading access. A warehouse requires truck access, suitable doors, clear height, flooring and operating hours. Restaurants and clinics may depend on ventilation, water, electrical capacity and permission for the intended activity.

The MERCATOR.UZ filter separates commercial property formats so that visitors do not compare spaces with fundamentally different requirements.

02

Check the documents and operating restrictions

Before paying a deposit, request the property documents and proof that the counterparty is authorised to sign the lease. Compare the actual layout, floor area and permitted use with those documents. Confirm building rules, signage, access hours, noise, deliveries and possible alterations.

If the business requires a specific permit, technical report or approval, the possibility of obtaining it should be checked before a long-term lease is signed.

  • ownership or the landlord's legal authority;
  • permitted use and actual use of the space;
  • early termination provisions;
  • indexation, deposit and repair responsibilities.
03

Calculate the cost before opening

Combine rent, deposit, utilities, service charges, renovation, furniture, equipment, signage, moving costs and any period without revenue. This compares the cost of opening and the first year of operation rather than the advertised rent alone.

Current prices on MERCATOR.UZ come from live property records. Any unverified condition should be confirmed with the responsible specialist before a decision is made.
